7 Signs You Need a New Roof

Most roofs don't fail suddenly — they give warning signs for months or years before water gets through. Here's what to look for.

Most roofs don't fail overnight. They give warning signs long before water starts coming in — and catching those signs early can be the difference between a straightforward repair and an expensive emergency. Here are the seven most common signs that your roof may need replacing.

1. Your Roof Is Old

Concrete tile roofs typically last 30–50 years. If your roof hasn't been touched since the 1970s or 80s, it's at or past the point where problems become increasingly likely. Age alone isn't always a reason to re-roof — but it's a reason to get it properly inspected.

2. Multiple Missing or Cracked Tiles

The occasional slipped or cracked tile is normal and can be repaired cheaply. But if you're seeing widespread tile failure — large areas of cracking, multiple missing tiles, or tiles that keep slipping — this usually indicates that the underlying battens or underlay have deteriorated and a full re-roof is more cost-effective than ongoing repairs.

3. Damp Patches on Internal Ceilings or Walls

Water staining on your ceiling or damp patches on upper-floor walls are a clear sign that water is getting in somewhere. This could be a failing tile, a cracked flashing around a chimney or dormer, or a more widespread underlay failure. Don't ignore it — water damage escalates quickly.

4. Sagging Roof Line

A sagging or dipping roof line suggests structural issues — rotted rafters or joists from prolonged water ingress. This is one of the more serious warning signs and usually means the roof needs attention urgently. Look at your roof from the street: the ridge line should be straight, and the slopes should be even without dips or waves.

5. Daylight Through the Loft

If you can see daylight through the roof when you're in the loft space, water can get in too. Check your loft after heavy rain as well — any damp timbers or water staining on the felt or boards confirms the roof is letting in moisture.

6. Heavy Moss and Algae Growth

Some moss on a north-facing roof is normal in the Yorkshire climate. Heavy, long-established moss growth is a different matter — the moss retains moisture and its roots can work into the surface of tiles and mortar, accelerating deterioration. If the moss keeps coming back thickly after cleaning, it may be a sign the tiles are porous and past their best.

7. Rising Energy Bills

A failing roof can allow warm air to escape and cold air to enter through gaps in the covering and deteriorated underlay. If your heating bills have risen without explanation, it's worth checking whether the roof is part of the problem.
