One of the most common questions we're asked is: how long should my roof last? The honest answer is that it depends — on the type of roof, the materials used and the quality of the original installation. Here's a straightforward guide to what you can realistically expect.

Pitched Roofs

A well-installed pitched roof using quality materials should last several decades. Natural slate is the most durable option — Welsh and Spanish slate roofs regularly last 80–100 years or more with minimal intervention. Clay tiles typically last 60–100 years. Concrete tiles, the most common type on post-war housing stock across West Yorkshire, have a lifespan of around 30–50 years depending on the manufacturer and exposure.

It's worth noting that even if the tiles themselves are sound, the underlay and battens beneath can deteriorate over time. If your roof is more than 40 years old, it may be worth having it surveyed — the covering might look fine from the street while the structure beneath is failing.

EPDM Rubber Flat Roofs

EPDM rubber is one of the most durable flat roofing systems available. Many EPDM roofs installed in commercial applications in the 1970s are still performing today — a proven track record of 50+ years. It's highly resistant to UV, temperature extremes and standing water, making it an excellent choice for West Yorkshire's wet climate.

Look out for cracked, slipped or missing tiles; damp patches on internal ceilings or walls; moss and algae growth (which can accelerate tile degradation); sagging in the roof line; or daylight visible through the loft space.
