How much does a new roof cost in West Yorkshire?

For a standard three-bedroom semi-detached house, a full re-roof using concrete tiles typically ranges from £4,000 to £7,000 including scaffolding, materials and labour. Natural slate costs more — usually £6,000 to £10,000+ for the same property. The only way to get an accurate price is a proper survey — anyone quoting over the phone without seeing the roof is guessing.

Do you offer free quotes?

Are you fully insured?

How long does a roof replacement take?

Most standard residential re-roofs take between two and five days depending on the size and complexity of the roof. We will give you a realistic timescale before work starts and keep you updated throughout.

Do I need a full re-roof or just a repair?

It depends on the age of the roof, the extent of the damage and the condition of the underlying structure. If the roof is relatively new and only a handful of tiles have failed, a repair is usually the right call. If the roof is 30–40+ years old with widespread tile deterioration or failing underlay, a re-roof is often more cost-effective in the long run. We will give you an honest assessment — if a repair will do the job, we will tell you.

What roofing materials do you use?

We work with a range of materials depending on the job. For pitched roofs, we use concrete tiles, clay tiles and natural slate. For flat roofs, we specialise in EPDM rubber and torch-on felt (SBS modified bitumen). We only use quality, reputable products — we never cut corners on materials.

How long does a roof last?

It depends on the material. Natural slate can last 80–100+ years. Clay tiles typically last 60–100 years. Concrete tiles last around 30–50 years. EPDM rubber flat roofs have a proven track record of 50+ years. Torch-on felt systems typically last 20–25 years. The quality of the original installation makes a significant difference to how long any system actually lasts.

How do I pay?

We accept bank transfer and cash. We do not ask for full payment upfront — typically a deposit is taken to cover materials, with the balance due on completion once you are happy with the work.
